Bathroom Remodeling
Few rooms get used as hard as the one a bathroom remodel replaces.
It gets steam every morning, splashes every night and a lot of traffic in between. Over time, grout cracks, caulk peels and water finds its way behind the tile. The fan hums but barely moves air, and the vanity has two drawers for a family of four.
A remodel is the chance to fix what you can see and what you cannot. We take the room down to the studs when it needs it, check the subfloor and pipes, and rebuild with a real waterproof shower system.
Then comes the part you get to enjoy. You pick the tile, the vanity, the lighting and the fixtures, and we help you fit storage into every spare inch.
Bathrooms are one of the rooms we work on most as a remodeler, along with kitchens and basements.
Below you will find what a bathroom remodel costs, what adds the most value, what needs a permit and how to make a small room feel bigger.
What a Bathroom Remodel Costs
Size and scope set the price of a bathroom remodel more than anything else.
Nationally, most average size bathrooms cost about $3,500 to $25,000 or more to remodel, or roughly $100 to $500 per square foot. A large primary bathroom with high end finishes can reach about $60,000.
The tiers break down like this for a typical 35 to 50 square foot room. A minor update with paint, fixtures and a new vanity runs about $3,500 to $7,500. A partial remodel that adds new tile or a new tub runs about $5,300 to $15,000. A full gut and rebuild runs about $8,800 to $25,000 or more.
The shower is often the biggest line item, at about $1,000 to $15,000 installed. Tile, the vanity and moving pipes or wiring push the number up from there. Plan on a 10 to 20 percent cushion for problems found behind the walls.
What Adds the Most Value
Resale numbers tell an interesting story about which bathroom remodel pays off best.
In the 2025 Cost vs Value Report, a midrange bathroom remodel cost about $26,138 nationally and returned about 80 percent of its cost at resale. An upscale remodel cost about $81,612 and returned only about 42 percent.
In other words, solid and well built beats fancy when it comes to value. A tiled walk-in shower, a good vanity with plenty of storage, better lighting and a quiet fan are what buyers notice.
If you plan to stay for years, spend where it makes you happy every day. If you might sell soon, keep the finishes classic and put the money into the shower, the floor and the work you cannot see.
Do You Need a Permit?
The answer for a bathroom remodel depends on whether anything moves.
Under the city's building guide, replacing a toilet, sink or tub in the same spot does not need a permit. Neither does new flooring or swapping out a light fixture or switch.
Moving the toilet does. Relocating a toilet, shower or sink drain is a plumbing change, and plumbing changes need a permit. So do new circuits, new outlets, moving walls and a full remodel that goes through plan review.
Moving a toilet is more work than most people expect. The drain has to slope the right way and tie into the main stack, which can mean cutting into the floor or the ceiling below. We check the path before we plan the layout, then handle the permit and inspections for you.
Waterproofing and Ventilation
The parts of a bathroom remodel you never see are the ones that decide how long it lasts.
Tile and grout are not waterproof on their own. Water soaks through grout over time, so what stops it is the layer underneath. We build showers over a waterproof membrane or board system with a sloped pan that sends every drop to the drain.
The fan matters just as much. Building code calls for either a window of at least 3 square feet that is half openable, or a fan rated for at least 50 cubic feet per minute when it is switched on. A fan that runs nonstop can be rated as low as 20.
That air also has to go outside. Code does not allow a bathroom fan to dump into the attic, which is a common cause of mold up there. We duct every fan straight out through the roof or wall.
Making a Small Bathroom Feel Bigger
Plenty of homes have a hall bath that is barely 5 by 8 feet, and a smart bathroom remodel can make it feel twice that size.
Clear glass is the biggest change. Swapping a curtain or frosted door for clear glass lets your eye travel all the way to the back wall. A curbless walk-in shower takes it a step further.
Large format tile means fewer grout lines and a calmer look. Running the same tile from the floor into the shower makes the floor read as one big surface.
A floating vanity shows more floor, and a big mirror bounces light around the room. Light colors, a niche in the shower wall instead of a caddy, and good overhead lighting finish the job.
How Long It Takes
Most families can plan on a bathroom remodel taking about 3 to 8 weeks.
Smaller jobs, like a new vanity and tub surround, can wrap up in 3 to 4 weeks. Bigger projects with layout changes, custom glass or moved plumbing can take 6 to 12 weeks or more.
Tile is often the step that takes longest, since waterproofing, setting tile and grouting each need time to cure. Custom glass is usually measured after the tile is done, which adds a week or two.
If it is your only bathroom, tell us early. We plan the order of work to keep a working toilet in the house as much as we can.
What Homeowners Say
"Had a great experience, needed a bath tub to walk in shower renovation for ailing mother and safety concerns getting her in and out. Job was completed before she got out of hospital roughly 4 days and she was thrilled to come home and see the new accommodations for her."Michelle, Google Review
"I had to redo a basement remodel that was horribly designed. We were able to look at the old layout and come out with a better design for it all. Gutted the existing Bathroom and rebuilt a tiled bathroom with a new theme that was 1000 times better... Being an extended project that had many parts that had to be tackled individually it was easy to work with Jeff and his team. Excellent communication throughout the process and no surprises with costs. If I had to do it again I would choose Jeff and his team every time."Zeris, Google Review
Bathroom Remodeling Questions
These are the questions we hear most before we start on a bathroom.
Is $10,000 enough for a bathroom remodel?
$10,000 often covers a partial remodel of a small to average bathroom, like new tile, a new vanity and fixtures in the same layout. It can also cover a minor update in a larger room. A full gut and rebuild of an average size bathroom often costs more, around $8,800 to $25,000 or more, especially if the shower or plumbing moves.
What adds the most value to a bathroom remodel?
Solid, midrange work adds the most value. In the 2025 Cost vs Value Report, a midrange bathroom remodel returned about 80 percent of its cost at resale, while an upscale one returned about 42 percent. A good tiled shower, a vanity with storage, better lighting and a quiet fan are what buyers notice most.
How can I make a small bathroom look bigger?
Use clear glass instead of a curtain or frosted door, and consider a curbless shower. Pick large tiles with fewer grout lines and run the same tile across the floor. A floating vanity, a big mirror, light colors and good lighting all make the room feel larger.
Do I need a permit to move a toilet?
Yes. Moving a toilet is a plumbing change, and plumbing changes need a permit. Replacing a toilet in the same spot does not. Moving one often means rerouting the drain through the floor, so it is worth checking the path before you plan the new layout.
