Deck Construction

Summer evenings are the reason most people call us about deck construction.

The sun stays up late, the air cools off fast and the view is right there. But the old deck is gray, the boards are splitting and the railing wobbles when someone leans on it. Or there is no deck at all, just a sliding door that opens onto a drop.

New deck construction fixes that and adds real living space for a lot less than an addition. We plan the size around how you will use it, from a small grill landing to a big space for a table, chairs and a hot tub.

Hills are common around here, and so are walkout lots. We set footings below the frost line, size the beams and posts for the height and build stairs that are easy to climb.

Decks are one of the outdoor jobs we handle as a remodeler, alongside additions and whole house projects.

Below you will find what a deck costs, how wood and composite compare, how a deck is framed and when you need a permit.

What a New Deck Costs

The price of deck construction is usually figured by the square foot.

Professional deck construction often runs about $30 to $60 per square foot nationally. One cost guide puts the typical project at about $9,000 to $20,000, with an average around $14,000.

Here is how that plays out by size. A 12 by 12 deck often costs about $5,760 to $8,640. A 14 by 20 often costs about $11,200 to $16,800, and a 20 by 20 about $16,000 to $24,000.

Height, stairs, railings and a roof add to that. A tall deck on a walkout lot needs longer posts, more bracing and more stairs than one that sits a foot off the ground.

Wood or Composite

Picking boards is one of the first deck construction choices, and it comes down to upfront cost versus upkeep.

Pressure treated wood costs the least, often about $3 to $8 per square foot for the boards alone. It needs a stain or seal every couple of years, especially with the strong sun and dry air here.

Composite boards often cost about $5 to $20 per square foot. They cost more at the start but do not need staining, and they do not splinter or rot. Most still sit on a wood frame, so the framing is built just as carefully.

Resale numbers are good for both. In the 2025 Cost vs Value Report, a wood deck cost about $18,263 nationally and returned about 95 percent at resale. A composite deck cost about $25,096 and returned about 89 percent.

How We Frame It

In deck construction, the frame that holds everything up matters more than the boards you walk on.

It starts with the footings. Concrete piers go below the frost line so the deck does not heave when the ground freezes and thaws.

Next is the ledger, the board that ties the deck to the house. It gets bolted to the house framing and flashed so water cannot get behind it. A bad ledger is one of the most common reasons old decks fail.

Then come the beams and joists. Joist size depends on how far they span. Under common span tables, 2x8 southern pine joists at 16 inches apart span about 11 to 12 feet, and 2x10s about 14 feet. Other wood species span a bit less, so we check the table for the exact lumber we use.

When a Deck Needs a Permit

Not every deck construction project needs a permit here, but most of the ones people want do.

Under the city's building guide, a deck needs one if it is more than 30 inches above the ground, larger than 200 square feet, attached to the house, serves an exit door or has a roof over it.

That covers almost any deck off a main floor or a walkout. A small, low, freestanding platform in the yard is the main kind that can skip it.

On every deck construction job, we handle the drawings, the permit and the footing and framing inspections. That gives you a deck that has been checked by the city before anyone throws a party on it.

Covered Decks and Add-Ons

Adding a roof is the deck construction upgrade that turns an open deck into a room you can use in July heat or a spring hail storm.

Covered decks need posts, beams and footings sized for the roof and the snow it will hold. Because they have a roof, they always need a permit.

Other add-ons make the space easier to use. Built-in benches, low voltage lights on the stairs, privacy screens and outlets for string lights are easy to add while the deck is being framed.

If a hot tub is in the plan, tell us up front. A full tub can weigh several tons, so the framing under it has to be designed for that load from the start.

What Homeowners Say

★★★★★
"I had to redo a basement remodel that was horribly designed. We were able to look at the old layout and come out with a better design for it all. Gutted the existing Bathroom and rebuilt a tiled bathroom with a new theme that was 1000 times better... Being an extended project that had many parts that had to be tackled individually it was easy to work with Jeff and his team. Excellent communication throughout the process and no surprises with costs. If I had to do it again I would choose Jeff and his team every time."

FAQ

Deck Construction Questions

These are the questions we hear most before we start on a deck.

How much does a 14x20 deck cost to build?

A 14 by 20 deck is 280 square feet. At about $40 to $60 per square foot built by a pro, it often costs around $11,200 to $16,800. Composite boards, a tall walkout frame, stairs or a roof push it higher.

What is the 3/4/5 rule for decks?

The 3/4/5 rule is a way to check that a corner is square. Measure 3 feet along one side and 4 feet along the other, then measure between those two marks. If that distance is exactly 5 feet, the corner is square. For bigger decks, use multiples like 6, 8 and 10.

Do I need 2x8 or 2x10 joists for my deck?

It depends on how far the joists span. Under common span tables, 2x8 southern pine joists set 16 inches apart span about 11 to 12 feet, while 2x10s span about 14 feet. Longer spans need 2x10s or 2x12s, closer spacing or an extra beam. Other wood species span a bit less.

How much would a 20x20 deck cost?

A 20 by 20 deck is 400 square feet. At about $40 to $60 per square foot, it often costs around $16,000 to $24,000. A deck that size is over 200 square feet, so it will need a permit.
